By the time your project gets to this stage, the design is at an advanced state and major decisions have been made that relate to the building fabric.
To complete the story we produce your schedule of works. Your schedule of works is essentially a step by step guide to everything that needs to be done in order to complete you project. This document is key for tendering contractors.
It is important to understand that the internal finishes of your building project can have a huge influence on the final cost. You will have individual tastes and requirements when it comes to the internal finishes. Therefore, our approach when preparing your tender documents is to exclude the supply of all internal finishes, fixtures and fittings. Generally, we recommend that these items are supplied by you direct to the contractor for fitting.
Issuing your tender
Your documents will be issued to at least 3 tendering contractors along with the tender return date. Your tender return will be forwarded upon receipt for you to review. Prior to making a final selection we will meet with you to discuss and advise where necessary. Prior to selecting any contractor, we advise that you arrange to visit completed works of your preferred contractor and satisfy yourself as to their suitability, reliability and competency.
