The Construction Phase

Once your contractor takes possession of the site, they are responsible for everything on the site.

This is the point where any planned building project moves into its most critical stage. Decisions at this point can be very costly and it pays to have a professional on your side.

Architects services: Contractor possession

Before building can commence the contractor will need to make ensure that appropriate insurances are in place and that all the necessary subcontractors, materials and labour needed for the job are procured. As soon as these preparations are made the works can begin.

It is important to note that once your contractor takes possession of the site, they are responsible for everything on the site. This includes structures, material, tools and most importantly Health & Safety.

While clients have the right to access the site, it must be at an agreed time. So talk to your contractor before you visit to ensure its safe to do so.

Architects services: Our service

We offer our clients 2 levels of service during the construction phase. These are:

Level 1: We will carry out site visits at agreed intervals during the construction. We will report to the client any discrepancies picked up between the tender documents and the works on site. It is then the client’s responsibility to instruct the contractor accordingly. Within this role we cannot comment on any works that have been covered up.

Level 2: We will administer a standard building contract between the client and the contractor. Within the role we will carry out site visits, chair design team meetings, issue architects instructions and valuation certificates and ensure that the works are carried out in accordance with the contract drawings and documentation.
